VEYA notably offers:
- free property listing publication services for private individuals;
- professional subscriptions intended for agencies and professionals;
- additional services which may be offered subsequently.
These GTC complement VEYA’s General Terms of Use (GTU).
In the event of any conflict between the GTU and these GTC specifically concerning a paid service, these GTC shall prevail for that service.

| Plan | Monthly Price |
|---|---|
| Basic | €99 / month |
| Intermediate | €199 / month |

The specific features of each plan are detailed on the pricing page at the time of subscription.
The prices shown are the amounts actually charged under the exemption scheme applicable to VEYA.
Free publication for private individuals

- publishes the CLASSIC property for free or submits the LUXE property for administrative approval;
- checks the listing status in their account.

5. Publication Duration
The publication duration begins in accordance with the information displayed at the time of order and upon confirmation of publication.
At the end of the selected period, the listing may be automatically deactivated and will no longer appear in public search results.
When this feature is available, the user may extend the publication period by subscribing to a new term.
Private individuals do not pay for publication or an extension of their listing.
6. Professional Subscriptions
Professional subscriptions are intended for users acting within the scope of their professional activity.
The subscription grants access to the professional features corresponding to the chosen plan.
Professional publications follow the rights of the active subscription. Publication for private individuals remains free.
The features included in each plan are those specified at the time of subscription.
7. Renewal of Professional Subscriptions
Professional subscriptions are taken out on a monthly basis when indicated at the time of order.
Unless otherwise stated at the time of subscription, the subscription is automatically renewed at each billing period until cancelled.
The client may cancel their subscription using the features provided in their management area.
Cancellation prevents future renewals in accordance with the conditions displayed at the time of cancellation.
Unless otherwise required by law or specifically indicated at the time of cancellation, amounts corresponding to a period already started remain due for that period.
8. Payment
Payments are made via the payment methods offered by VEYA.
Payments may notably be processed by Stripe.
Publication for private individuals is free on the website and in the app. Professional purchases processed by Apple remain subject to Apple’s billing and refund terms.
VEYA does not directly receive complete credit card data when it is processed by the payment provider.
Payment is considered completed once the payment provider confirms the transaction.
In the event of a refused, cancelled, or failed payment, the corresponding paid service may not be activated.
9. Order Confirmation
After a successful order, VEYA may send a confirmation to the email address associated with the customer’s account.
This confirmation may include, in particular:
- the purchased service;
- the selected package;
- the duration;
- the amount paid;
- the date of the transaction;
- the information necessary for managing the service.
The client must retain this information.
10. Consumer Right of Withdrawal
When a client is a consumer and enters into a distance contract, a statutory 14-calendar-day right of withdrawal may apply, subject to exceptions provided by Belgian law.
When the client expressly requests that the service execution begins before the end of the withdrawal period, the legal rules regarding early service execution apply.
VEYA informs the consumer of the applicable consequences before the order when required.
For digital services or services executed immediately, certain exceptions to the right of withdrawal may apply only when the legal conditions are met. The FPS Economy notably specifies that an express request for immediate execution and, in some cases, acknowledgement of the loss of the right of withdrawal are necessary.
VEYA therefore cannot remove or limit a consumer’s right of withdrawal beyond what the law permits.
11. Immediate Execution of a Publication
Free creation and publication for private individuals: one property per account, without payment or subscription. LUXE properties require administrative approval; approval automatically publishes the individual property and refusal preserves it as a CLASSIC draft.
When legislation requires an explicit request from the consumer to begin execution before the withdrawal period expires, this request will be obtained at the time of order.
When the legal conditions allowing the loss of the right of withdrawal are met, the corresponding information will be communicated to the consumer on a durable medium.
12. Refunds
When a refund is legally due, VEYA will reimburse the relevant amount in accordance with the provisions of the applicable legislation.
When payment has been made by card or via another payment method processed by Stripe, the refund may be made using the same payment method.
A refund may notably be made when:
- a legal obligation requires its reimbursement;
- VEYA has received a payment in error;
- a payment was received despite the corresponding service being unable to be provided due to a reason attributable to VEYA;
- VEYA exceptionally decides to grant a commercial refund.
The temporary unavailability of a platform due to maintenance, a provider outage, or an event beyond VEYA's control does not automatically entitle the consumer to a refund, subject to the consumer’s mandatory rights.
13. Price and Pricing Errors
The applicable prices are those displayed on VEYA at the time of the order.
VEYA may change its prices for future orders.
A price change does not affect the price of a service already purchased.
In the event of a manifest pricing error resulting from a technical issue or a material mistake, VEYA reserves the right to take measures permitted by applicable law.
14. Invoicing
VEYA may provide an invoice or proof of payment in accordance with applicable legal obligations.
Invoices may be sent electronically.
Professional users must provide accurate billing information.
The client is responsible for the accuracy of the billing information they provide.
15. Client Obligations
The client undertakes to:
- provide accurate information;
- use a payment method they are authorised to use;
- not attempt to circumvent payment mechanisms;
- not use multiple accounts to bypass pricing;
- not fraudulently use the services;
- comply with VEYA’s Terms of Use.
16. Publication of an Advertisement
Payment for a publication does not imply that VEYA assumes responsibility for the content of the advertisement.
The user remains responsible for:
- the property;
- the information published;
- the price;
- the photographs;
- the availability;
- the rights they hold over the property;
- the legality of the offer.
VEYA may remove or disable any advertisement that breaches the Terms of Use or applicable law.
17. Professional Subscription and Suspension
VEYA may temporarily suspend a subscription or certain features when fraudulent, abusive, or Terms of Use-violating behaviour is detected, subject to the client’s rights and applicable law.
Suspension or termination for breach does not automatically entitle the client to a refund of amounts already due or corresponding to a period already served, subject to mandatory provisions.
18. Termination by the Client
An individual may stop using VEYA at any time.
Deleting the account does not automatically constitute a request for a refund of a service already purchased.
For professional subscriptions, termination must be carried out according to the procedures provided in the subscription management area.
Termination of a professional subscription does not erase amounts already due.
19. Termination by VEYA
VEYA may terminate a service or subscription in the situations provided for in the Terms of Use or when a legal or regulatory obligation requires it.
When termination occurs without fault on the part of the client while a paid period has not yet been completed, VEYA will apply the refund rules provided by legislation and the conditions of the relevant service.
20. No Guarantee of Real Estate Transaction
Payment for a VEYA service does not guarantee:
- the sale of a property;
- its rental;
- the arrangement of a viewing;
- the number of enquiries received;
- the number of views;
- the conclusion of a transaction.
VEYA provides a platform for listing, searching, and connecting.
21. Artificial Intelligence Service
VEYA's artificial intelligence features can assist the user in searching for and comparing properties.
They do not guarantee any results and do not replace the checks the user must carry out before a property transaction.
Recommendations generated by VEYA do not constitute a promise that a property is suitable for the user's personal circumstances.
22. Liability
VEYA employs reasonable measures to ensure the operation of its services.
However, VEYA cannot be held liable for damages resulting notably from:
- false information provided by a user;
- a transaction concluded between users;
- the unavailability of a property;
- the behaviour of a user;
- a failure by a third-party service provider;
- due to an interruption beyond VEYA's control;
- due to a force majeure event.
No provision of these Terms and Conditions is intended to exclude or limit any liability that cannot be legally excluded or limited.
23. Personal Data
Personal data necessary for ordering, payment, account management, and service provision are processed in accordance with VEYA's Privacy Policy.
Payments processed by Stripe may also be subject to the privacy policies applicable to the payment provider.
24. Complaints
Any complaint regarding a paid service may be sent to: support@immoveya.com
The complaint should, as far as possible, specify:
- the identity of the client;
- the account's email address;
- the order concerned;
- the date of payment;
- the issue encountered;
- any relevant supporting document.
VEYA endeavours to process complaints within a reasonable timeframe.
25. Amendments to the Terms and Conditions
VEYA may amend these Terms and Conditions to take into account, in particular:
- changes to its services;
- changes to its pricing;
- new features;
- legal or regulatory changes.
The new terms apply to future orders.
The terms applicable to an order already concluded remain those in force at the time of that order, except where a legal provision requires a modification.
26. Governing Law and Dispute Resolution
These GTC are governed by Belgian law, subject to the mandatory provisions applicable to consumers.
In case of dispute, VEYA invites the client to first contact its support service to seek an amicable solution.
The legal rules on jurisdiction applicable to the consumer remain fully applicable.
